		HOW TO GET STARTED

		Cost Segregation is an IRS approved application by which commercial building or residential rental complexes owners can accelerate depreciation and reduce the amount of taxes owed.

		Cost Segregation studies are conducted by engineers. They break the building down into its parts and attach the correct depreciation rate to that part which is a much shorter depreciation recovery period than the building itself. The depreciation is shortened to 5, 7 and 15 years rather than the traditional 39/27.5 year rate on buildings.
